It's About Leverage
The key to selling Houston real estate is about leverage; who has the justification in the real estate transaction. When a home is overpriced, the leverage is in the buyers hands. The buyer is left to take as much time as they want in negotiations, there is no sense of urgency for them to stay in a deal, and the buyer will usually nit-pick issues since they know there is no one else interested in your home.
