Homes Sell For Two Reasons
Throughout the history of real estate we have learned that many things do not change. In the past, real estate sales has always been able to be narrowed down into two key areas of the home selling process.
- Price
Since exposure will do you little good without pricing your home correct, it's important to make sure that your price is properly research and chosen to provide you the most leverage as a seller. - Exposure
When a home is priced correctly and exposed to the largest amount of buyers possible, the chances of a home selling skyrocket.
It's About Leverage
The key to selling Houston real estate is about leverage; who has the justification in the real estate transaction. When a home is overpriced, the leverage is in the buyers hands. The buyer is left to take as much time as they want in negotiations, there is no sense of urgency for them to stay in a deal, and the buyer will usually nit-pick issues since they know there is no one else interested in your home.
Using our pricing tools, our clients are educated on their local real estate market. We aim to provide the research and consultation that will enable our clients to take the leverage in their transaction. Our clients understand that the market value for their home is determined by evaluating their needs along with the sold history of home with similar features, amenities and condition.
At the end of the day, we feel that our clients understand their pricing strategy and gain an empowering feeling when negotiating with prospective buyers.
It’s About Communication
Probably the number one complaint about real estate agents is that communication is not a function of their day to day business. Sellers cannot get a hold of their agents, or perhaps an agent will not call their client throughout the sale of their home.
Our system includes a communication plan that keeps us in close contact with all of our clients. We are also available to answer any questions that come about during your sale. The MyHomeHouston team embraces technology that allow our clients to get quick responses to emails, or even chat online with our staff.
All these forms of communication allow for our clients to never feel left in the dark. Effective communication is important to us, and we feel it will probably be important to you to.
