If you are in the market for a home in Houston, please take some time to read the six steps we use to describe the home buying process.

Meet With Us
First, we will establish your win by learning the criteria for your perfect home. We will then match that criteria against your finances to make sure there is no conflict.Finally, we will discuss the roles and expectations that we can have for one another in a business relationship.

Get Financially Pre-Approved
Who you get your financing through is completely up to you. We can recommend a reputable mortgage professional, and encourage that you use them as we've used them in the past and can vouch for their work ethic.

We will schedule three hour showing tours with you, looking at a five homes during each tour.

What an exciting time! You've found the perfect home and are now ready to submit your offer.

Contract Acceptance
At this stage of the process we will guide you on getting a home inspection, explain the inspection results, and negotiate any repairs with the seller on your behalf.

Get Financially Pre-Approved
Who you get your financing through is completely up to you. We can recommend a reputable mortgage professional, and encourage that you use them as we've used them in the past and can vouch for their work ethic.
Getting approved for your loan first enables you to shop confidently. This is a very important part of the buying process.
Once we have your full approval from your mortgage professional, we will schedule a showing tour to see homes that meet your criteria.
All clients at this stage of the buying process are automatically entered into our systems to make sure that you are the first person to see homes that come on the market with your criteria. These homes will be sent to you by email to view at your convenience. We will gather a list of the top five homes that meet your criteria to start with, and prepare a showing tour.

Showing Homes
We will schedule three hour showing tours with you, looking at a five homes during each tour.
We are only viewing homes that have the features and amenities you want in a perfect home, so it's simply a process of finding a homes with the right floor plan and appeal.
It is very important to be decisive during this stage of the buying process. Chances are that when you find your perfect home, there are others that have seen it before you. When we find you the perfect home, we will be ready to submit an offer the moment you are.
Someone could have seen your home yesterday, thought about it last night, and are submitting an offer that very day.

Submit An Offer
What an exciting time! You've found the perfect home and are now ready to submit your offer.
It is important for our clients to make informed and intelligent decisions. We will provide you with a pricing analysis of the home you'd like to place an offer on, and educate you on the best offer strategy to take.
Once the terms of your offer have been agreed on, we will submit it to the seller and await their response.

Contract Acceptance
Congratulations! You are one step closer to home ownership. At this stage of the process we will guide you on getting a home inspection, explain the inspection results, and negotiate any repairs with the seller on your behalf.
We will also make sure that your home will have no problems getting insurance by getting quotes early on.
Once we have an agreement on repairs (if any) and a insurance quote that is acceptable to you, we will be ready to get your home appraised and finally closed.

Closing On Your Home
The day has finally come to close on your home! At this stage of the process we will guide you on understanding the closing process, explain all closing documents to you, and answer any questions before your big day.
We will also keep consistent communication with your mortgage professional to make sure that all closing documents are prepared and delivered on time to avoid any delays.
Once you have signed the documents to close on your home, and your loan has funded shortly thereafter, you will get YOUR keys to YOUR new home.
